The problem

Lenders don't decline on vision. They decline on numbers.

Every credit team asks the same three questions:

Can the cash flow cover the debt? With room to spare, measured as debt service coverage (DSCR).
Are the projections believable?Tied to the tax returns, with assumptions a lender can check.
What if there's a bad year?A downside case that shows the loan still gets repaid.

DIY projections and generic business plans usually miss all three. Revenue climbs like a hockey stick, there's no debt schedule, and the add-backs don't tie to the tax returns. The result is weeks of back-and-forth with your lender, or a quiet no.

An Underwrite Ready pack answers those questions before the lender asks.

Who builds it

Built by a former investment banker.

Underwrite Ready packs are built by a former investment banker from the Financial Institutions teams at two global banks. That work meant analysing banks and lenders, and how they assess risk. Now that experience goes into your application.

A good fit if you:

  • are applying for an SBA 7(a), SBA 504 or conventional bank loan of $150k to $5m
  • have been trading for at least a year (or are buying a business that has)
  • have your last 2 years of tax returns
  • have a lender asking for projections, or want to apply with the numbers already done

Not a fit if you:

  • need a loan under $50k
  • are pre-revenue and not buying a business
  • want someone to find you a lender
FAQ

Common questions

Are you a lender or a loan broker?
No. We prepare documents only. We don't lend money, arrange loans or refer you to lenders, and we take no fees or commissions from lenders. You pay us directly, and you keep full control of your application.
Do you guarantee my loan will be approved?
No. The lender makes that decision. What we do is make sure your package answers the questions a credit team will ask, in the format they expect. That means fewer rounds of questions and a cleaner file.
What is SBA Form 159, and do I need it?
If you pay someone to help prepare an SBA loan application, SBA requires the fee to be disclosed on Form 159, the Fee Disclosure and Compensation Agreement. Your lender completes it, and you, we and the lender each sign it. It's routine paperwork. We send our details for the form with every SBA pack.
What documents will I need?
  • Business tax returns for the last 2–3 years
  • Year-to-date P&L and balance sheet
  • A list of existing debts: lender, balance, monthly payment
  • What the loan is for: quotes, a purchase agreement or a letter of intent
  • Your lender's checklist or term sheet, if you have one
We'll send a checklist after payment, and flag anything missing within a day.
How fast is it?
5 business days from receiving complete documents. If your lender's deadline is tighter, tell us on the call and we'll say honestly whether we can meet it.
I'm buying a business. Can you help?
Yes. Acquisition loans are one of the most common SBA 7(a) uses. We model the target's historical financials, the add-backs and the post-acquisition debt. The Full pack is usually the right fit.
What if my lender asks for changes?
One round of revisions within 30 days of delivery is included. Lender questions about the numbers are what the Q&A sheet in the Full pack is for.
Why not just ask my accountant?
Accountants are experts in historical accounts and tax. Few build forward projections, size debt against cash flow or write in a lender's credit format. Your accountant's figures are our starting point, so the two fit together.
How do you handle my financial documents?
You upload them through a secure link. We use them only to prepare your pack, never share them with anyone else, and delete them on request once the work is complete.
